Posted - 21 August 2008 : 11:19:37 We are going to look at rental properties this afternoon. I know we might be asked for a guarantor or a few months' deposit up front, but does anyone know what we should say, if anything, about our house situation? My husband and I are both BR, we are handing back the keys to the house (as we can't afford mortgage and secured loan) and shortfall will be captured by BR as we put it in our forms.
What do we tell the letting agent about our current house situation please? |

Posted - 21 August 2008 : 11:56:03 with private lets the references are usually from your employer to confirm you have a job and you earn money,legally i dont think they can disclose much more than this,any other refs are usually character refs and your friends and family can do those. Landlords ok with a BR? i didnt find one, most got jumpy that my wife had an iva before we went BR.if you can speak to them it will help although the agents i dealt with were very obstructive when i asked to speak to the landlord and wouldnt let me. |

Ians - I won't mention the house then if they don't ask. We will just say we are ready to move in whenever they want.
Bluey - I let the letting agents know about our BR and they said that some of their landlords would be fine with that. I think they require a guarantor, which we can probably do. I don't know about a deposit yet. We have looked at private rentals, but there doesn't seem to be anything suitable there at the moment. Quick question - when the private rent ads say references required, do they mean from the bank?

Posted - 21 August 2008 : 11:28:52 you might do better looking for a private rental,most lettings agents will do a credit check and charge you £80-£100 for the privelege,which will most likely list the BR,and its doubtful if any landlord will want to proceed.the people who do the credit checks offer an indemnity insurance to the landlord if you pass,which guarantees them the rent paid for 3-6 months if you renege for whatever reason.poor credit check=no insurance. if you go private they may ask for a few months extra up front (i paid a year) but at least you get the chance to explain it to them usually face to face rather than reading it on an anonymous report.Aprivate landlord will probably only ask for work or friends as referees. |

We moved into a rented house at the weekend. All I can say is we didn't say anything about our house situation as we weren't asked. I guess they will find out about the BR though through their credit checks (if you are going through an agent) and if they accept that by asking you to pay rent up front etc, then would it matter about the house? As I say, we weren't asked about our house at all when we looked at the house. We aren't yet BR though and still might get the questions if/when the landlord finds out, I guess!
Not sure I've been much help there at all, but I'm sure someone will come along to give you more advice.
