Hi , not sure if im remembered but my partner and i both went BR in June after getting into trouble with our NR mortgage and borrowings etc . Anyway so far our BR has been running smoothly and we have managed our money alot better, My now husband in on NT and we are paying this to an agent.

House wise we have been privately renting a property through a letting agent (we moved in a few months before BR) at the time we notified our letting agent and they were fine about it as we had always paid our rent etc. Anyway we have now decided that we need to move to a bigger property as we are going to have another baby and the house we live in will not accomadate us all. We although planning to be honest and upfront with any agent we go through want to know will the BR let us down when it comes to there credit searches etc

My husband earns a good wage and his mum , my MIL has also said she will go down as a guarentr if we need her too.

Any advice appreciated. I have today completed a callcredit application for a copy of my credit file however i have to wait a few days for it.

As your agent has told you, it is ultimately the landlord's decision irrespective of what the credit check says. I'll keep my fingers crossed for you that you get good news!

Thanks for the advice guys , i have spoken with a new agent and we are looking at a new house tonight. I have openly informed them of our financial positin and she has told me although we WILL fail the credit check , the landlord may still accept us as we have refences from current letting agent and employers . She is speaking directly to lanlord before making us pay for checks etc.

Fingers crossed.

Julian, although it would make more sense waiting until next year to move. I am just so unsettled and unhappy in my current home a move needs to come sooner for my own sanity

Hi,

I would suggest waiting until you're discharged before moving. If you're still BR, you will fail a credit check with hte letting agents and they'll ask for a guarantor and/or six months rent in advance.

no problem - an agent said to me recently "dont worry there are a lot people out there in your position" - dont i know it lol. Hope everything goes to plan and all the best with the baby. x

Just be up front with agents, they will still have to do a credit check even though you wouldnt clear it. If you MIL will be guarantor you will be fine, the agents I have spoken to lately said either a guarantor or big deposit (big deposit not an option). Good luck x
