Also we had our house valued in 2007 for mortgage purposes, willthis be accepted by OR along with making a reduction which fits in with the fall in houseprices? Many thanks

As BR is on Tuesday we have no time to get agent out, but will still get one out after in case of any dispute. When we had valuation last year house was valued at £155000, redemptioon is currently approx £148000. I have done calculation on both Halifax and Nationwide house price index and they both put current valuation at £140000 - £146000 so can we use this to argue if need be.Also do they allow for sale costs when calculating equity?

No need for surprises. get a local estate agent and check prices out on the internet with printed comparrisons.

I know the valuation is too old but what I meant was , if they come back with a high valuation that I dont agree with can i refer to this last year and point out that the current valuation has to be lower due to the rash in prices? Thanks again

The OR usually doesn't accept 3 month old valuations so 2007 is a no goer.
See if you can get an estate agent round.
