Posted - 02 December 2008 : 10:25:53 Hi Everyone,
We would like to buy the BI in our house and had the documents from the OR saying that we need to provide an Estate agents valuation etc etc.
We are in the process of obtaining these, however, in the meantime we have received Land Registry documents which we need to sign and send back "Notice of an Application to Register a Restriction on the Land". I have no problem with sending these back as I presume it is just a formality to say that the OR has an interest in it. I suppose I would just like assurance that it won't affect us buying back the BI?
Also, I'm still struggling to get a written valuation for the house which doesn't cost a fortune - any ideas? The cheapest I've had is £200 from Countrywide for a few figures on a piece of paper!!

Posted - 03 December 2008 : 10:56:42 Hi HM/Jo,
Thanks for your responses. I didn't log on again yesterday.
I phoned my local Estate Agents and, unbelievably, when the lady on the phone asked what the valuation was for I was honest and said it was for the Official Receiver. She then called me back saying that the manager would do it free of charge!! Absolutely amazing!!!
Anyway HM, thanks a million for the offer, really appreciate it but am in Birmingham!

Posted - 02 December 2008 : 14:26:13 Hi jayne
Your local estate agents do you not know any of them well enough to get one in writing.
I managed to get 3 in writing prior to BR by purely saying that i was not sure if i wanted to sell yet, but i like to keep the valuations for my records and i would be in touch to advise if i intend to put on the market. I got 3 that way, i did not say for the OR or BR.
Have a go at just saying you want to know what it would be worth as if its less than the mortgage then you may end up staying.

Posted - 02 December 2008 : 11:26:39 Thanks Jo,
I will send the signed docs back to the Land Registry then.
It seems that most estate agents won't give a paper valuation - strange really! I've just phoned one who asked me why I wanted it and I said "It's for the Official Receiver". That stopped her in her tracks the nosy bat!!!!
Thanks Jo - keep up the good work!

Posted - 02 December 2008 : 11:02:26 Hi Jayne
The letter from the Land Resgistry will not affect you buying your BI in your home its a formallity thats all.
As for the valuations, have a search on the net, i know allied do them but they cost too, but other than that its a case of shop around and see what you can find, unless some of our other members have a better idea as at the moment we are not buying our BI, not until next year as we have equity and are holding out and i will be paying Allied to do mine.
Sorry i cant help more.
