hi, we went BR yesterday and have had the OR on phone today, we knew the cost of keeping the house would be £1 plus £211 solicitors fees but he said there could be charges of up to £1000!!!!! im worried now is this right? we had enough trouble getting the BR fees never mind another £1000 x

Hello Anniemc

We needed to get an up to date valuation of our house for the OR, we got 2 local estate agents to value, told them we were thinking about moving abroad, selling the house in current condition and would prefer a quick sale. We asked for quotes in writing and got them.

Neither of them asked any questions, or charged for the valuations or called us afterwards to follow up.

melanie from the IVA site told us to go to an estate agent tell them we want to sell, get the valuation then tell them we changed our mind so we dont have to pay for the valuation, is this right? if we need to pay do you have any idea how much it costs? x

Hi Annie

Like you have said at least thats another worry out of the way.

It will all run more smoothly now for you, if and when you do get the 3rd party to buy the BI you will need a good surveyors valuation or an estate agent that the OR wont question with the up to date value.

it was the first call they are transfering our details to a leeds office, they spoke to my hubby and that was all the ino they gave, we dont have any equity on the house, he mentioned the £212 but didnt explain why it could go up to £1000,
and thanks jo, atleast we got through that part, i will feel better when we know whats happening next, he told hubby it looks very straight forward and we wont need to pay anything to creditors as we have no spare cash !!!! dont i know it lol !!

Ah right John, that would be the max then expected to pay as surveyors fees are not that much.

please bear in mind that you may well have received your intitial call from the OR's office (it would certainly not have been from the OR himself) may well have been from a newbie who hasn't quite got his facts right. Or they could be referring to the fact that you will be expected to provide a surveyors valuation.

Don't know where the OR got up to £1000 charges to buy BI in house.

I suppose it could cost a lot more if you do not go through the correct channels, and get the right advice in buying th BI in your home.

I have heard that the OR advises people buying BI to appoint their own solicitor and I wonder if this is the additional charges they are referring to? However, I've also heard that it isn't necessary to appoint your own solicitor as it is a straightforward process.

Hi. I would like to know the answer to this as well as my Dad is hopefully going to buy the BI in our house but I do not think he will pay that much. I cannot really expect him to. I am worried now too.
