Just got the letters through about beneficial interest, and almost positive in neg equity (first time I've been happy about that!), so need to get it valued an in black and white. Am sure I read somewhere that there was a company people recommended for the valuation / survey (as opposed to just teasing estate agents), any pointers or recommendations (and costs if any ballparks) gratefully received.

A sneaky way of doing this is to call out a local estate agent on the false pretence of looking at putting the house on the market, they will give you a letter 'we would like to market your property at....' and this can be used for a vaulation, remeber to inform the estate agent you have decided not to sell. The figure you want from the estate agent is the 'quick sale figure..the one they reduce to after 6 weeks, just give a little story that you have to move quickly with your job

There are also websites such as 'upmystreet' which will give you an idea of what similar properties are going for in your area
