WE are ready to go BR now, we are 80% complete on our SOA's, we have our bankrupcty and court fee's, we have a cashminder account open, with all relevant DD's and incomes changed over, we swapped out car for one under the threshold limit (in hope we can keep it as i need it for work and for my twins), and we have a bond a enough money for a couple of months rent and new appliances if necessary.....BUT we cannot find anywhere to rent! WE have been honest about our situation and it has put a few people off, a few want a guarantor(which i dont want to do, I hate to have to ask my family or my husbands) or the people who seem ok with it are letting complete and utter crap!

So i am fed up now as this is holding up our BR!!

im not sure if this varies depending on estate agents but, when we paid for our credit check we asked what would happen if anything bad was to show up as we knew there there was a ccj on it.....we were told not to worry as "you wouldnt believe the amount of people who think their credit report is terrible, but actually...isnt" i can only asume that they dont do as thorough a search as creditors do! in any case they said if there was something on there we could "sort somrthing out"
its more to do with them charging extortionate fees to do a credit check than finding out about your finances!

jwmc77 - Thanks, I will be taking on this advice from now on, however i have one house which i am desperate to rent, and they know most of the story now already, so if they say we cant have it, then then next ones we look at I am going to follow your lines!

Only one question i have now is re: credit check... if we have defaulted on our last payments (about a week ago), will this show up yet??

at the end of the day, if your credit check comes out ok then there really isnt any need to tell the landlord about br, as for reasons for moving....make something up! i told ours that my parent were moving into our hose and taking over our mortgage untill the property sold, because we needed a bigger house, and that was that!
after 2 months i phoned the landlord and told him we went br and he really couldnt care less, to be honest, as long as they have someone in thier property whos paying the rent they're easy.
do yourself a favour.....dont be so honest!

I know what you mean. 'What a tangled web we weave when seeking to deceive' etc. I'm not very good at this as you can see. Perhaps someone else will have a better idea, or has been through it themselves.

But then they are questioning the 'shortfall' and asking about paying it back (iva) etc... so we end up telling nearly the whole story etc saying they wont be anything to pay back... :-(

You could say that you are having to give up the property as you can't re-mortgage for a better rate because of negative equity, and the current mortgage is too high for you to afford.

Its just most potential landlords and letting agents are asking questions, about where we live now and why we are moving...

so what could i say?

Hi

I'm sorry you are having difficulties with this. But perhaps, dare I say, you are being too honest with the potential landlords. Many people are afraid of the 'bankruptcy' word and assume it means you will be a bad payer, but often it is the opposite because you are debt free and more able to meet you rental payments.

My O.R said she wouldn`t inform my Landlord, so nor did i.

an expert will clarify legalities soon, i`m sure.
