Posted - 04 August 2009 : 11:35:39 I am in the process of getting a valuation for my home so I can sort out buying the beneficial interest.
I have already paid for a valuation but don't really want to pay £130 for another valuation. I am looking to get a valuation online where I can print this off and send to the OR along with my other valuation, can anyone suggest a good site.
I believe my house will be valued at around £87000 and I owe £78000. So how does the OR work out how much I will have to give for the beneficial interest. Does he take into consideration any costs incurred if he had to sell the property and deduct it from the BE required.
It all states in the letter from the OR that I have to pay solicitors costs, how much will they be?

On the valuation side, I tend to agree (as a former estate and letting agent!!) (Now BR)that you should obtain one and maybe two independent valuations from local agents in your area.
They should be free and should be sufficient, (in my view) to satisfy the OR - In any event, the OR will have a local feel for valuations and will take account of that in his/her assessment of your BR.
A bit of bias, I would go for a small independent estate agent as they are more switched on in my view. You could say that you may be moving away and want to test the market before looking at whether to sell or not (It is a white lie and hey, estate agents are human - honest!)

Posted - 04 August 2009 : 15:30:01 I would also get some local estate agents around, pretending you are looking for a quick sale (tell them your work is taking you away...)
They should give you a free written valuation that should back up your existing one up
I wouldn't neccessarily trust an on-line version as it will probably just be going on an average for the area |

If you already have a full valuation, a valuation from a website such as mouseprice.com or zoopla.com should be ok to back that up. You will be able to make an offer for the BI on the basis of these, so you can factor in the costs involved.
You have to pay the OR solicitor costs. These vary, but some OR's have a deal with solicitors for it to be done for £211, but I have seen costs as high as £400 where the OR has no deal set up. You do not need a solicitor yourself as it is just a matter of signing forms.
