hi my question if we wanted to move in a year or so and we were bankrupt , how easy is it to rent property do you need to give six months rent in advance or will some accept you anyway.

Hi again,

Xmas baby is right - I was the only agent in the city that would consider BR applicants.

You may find a private landlords would be less interested in your BR and see that you can pay - life, I am afraid is full of prejudice.

You may qualify for assistance from the local council - depends on your family composition - i.e. children etc. I would go to your local council anyway and they may well have a list of agencies that are likely to be understanding.

Hi James,

I am currently bankrupt and rent from a private landlord. I informed him when I became bankrupt and he didn't have any problem with it. I have always been on time with my monthly rent and so long as this continued, I don't think he would have any reason for my bankruptcy to change anything. I think its a different story when renting through letting agents as many require either a guarantor or 6 months deposit. How on earth they expect anyone, let alone someone who is bankrupt, to come up with thousands of pounds for a deposit, is anyone's guess. It's ridiculous. I'm not even sure why they are allowed to get away with this prejudice as I am no more a financial liability than someone who has a good credit rating, but is up to their eyes in debt. I can't figure it out. Most bankrupts are probably more financially stable than most people who have good credit, but no more financially stable in the future than any of us.

Anyway, I am also looking to move to another rented place in the next few months, so not really looking forward to that, I must say. It's horrible to be so limited and there are so many places within my budget with letting agents, but because of my position, I'm unable to do anything about it. It drives me crazy.

Hello James,

As someone who ran a letting agency for a number of years (until BR) we used to seek references from previous l/lords or employers.

We would accept a BR person (if they had been honest from the start and not "found out") with a guarantor.

It might be a gamble, but I would say be up front when you ask - do not try to conceal - have to say, some agents will say no right away
