Hi

I have been discharged now for several months and am still renting the property that I was in at the time of bankruptcy.

However I am looking to rent a new property with my partner (we currently live apart) and was wondering the implications of previously being bankrupt.

I understand that my credit rating is going to be really low (I have recently been turned down for a phone contract)however I was wondering how this would affect a joint application.

Would it make it worse to apply together given my history or would it be best to put it in my partners name. Preferably I would like it in both of our names but worry about the credit search.....

Sorry this is a bit long I am just unsure on how to approach this and how I am ever going to build up my credit...!

hi all just wanted to give some hope we rented our current property last december ........ were totally up front about our situation but at that point our credit search was fine as we didnt go br til the january, we have spend a year in rented now and we are just about to move to another rented property........we were discharged 27th oct 2009 ( woop woop woop ) and again we have been totally upfront, and again with no problems whatsoever !!! we have used agents both times and we have 2 german shepherds and 3 kids !!! so just keep trying more and more agents and landlords are are accepting of br !!!
also just wanted to add that during my br i have managed to get a mobile phone on contract.......ok, so its not and iphone or anything s****y but i got it and on viewing my credit files from all 3 agencies it is shot o s**t the company are talk mobile.........hope this helps give hope to others !!!

I have a catalogue account, I have not done anything to my credit files as I shredded all my paperwork and have no account numbers! All my accounts are still being defaulted every month and my bankruptcy is on my credit file but I still got an account, the credit limit was only £100 but I have paid it off religiously and they have now increased it to £600 but I have not been tempted, I only order what I need and pay it off every month

Housing-wise, we have been very lucky and after 18 months in private rented accomodation, we got a council house, nice area, lovely house, secure life-long tenancy, it has really helped me calm down and stop worrying knowing we have somewhere forever

Housing, this is a question that comes up quite a lot. Would you be able to do a thread giving tips for people looking to rent? I'm sure it would help a lot of people.

Discharged09, your bank account will report to the credit agencies, as will something like a mobile phone contract. I've got a credit card with a very small limit that I pay off each month, and I'm sure someone on here has got a catalogue account.

Tomorrow is a mystery, yesterday is history, today is the present, a gift to make the most of.

yes, just to affirm there is NO need to pay 6 months up front - it goes against all good practice within the Housing Acts 1996 onwards - I am sure if you are prepared to shop around and, as I suggest go to a small firm, they will be more flexible and will try to assist - I think the key is to be up front from the start - or as I said, if you have youngsters, approach your council housing department - they have certain duties under statute and at the very lease MUST give advice, now assistance is another matter...

Post back if you need me to unwravel some ways to beat the system In a fair minded way!)

Thanks for all the advice-I will check my credit report and see how I can then build up credit.. it seems very difficult to get back into everything when no one will give you a chance.

I just wanted to know what I was up against- 6 months seems way too high but I may be able to get a family member to become a guarantor.

Has anyone got any advice on building up credit?

Hi again,

I have just seen skippys post - That is how it should be - one bit of advice from my experience as an estate and letting agent is to go to a small practice, NOT one of the corporates - the smaller EA and LA are far more understanding.

My friend must have been so lucky. She has been BR lived with her partner in a flat that was rented in his name. He then walked out on her but the letting agency was happy for her to take over the lease as long as her dad was guarantor.

She said they weren't fazed by the BR and were happy for her to stay on.

Hi,

I agree with Xmas baby. It is wrong and to expect 6 months rental up front is outragous (a month and a month for deposit) is the norm.

I know that I am not an agent now...but it enrages me when I see some of the postings here - we would assist people who were BR (normally with a guarantor) but did not demand that very often.

It may be worth putting the aplication in your partners name - Have you tried the local council? If you have children, then you may be eligible for some assistance.

Hi,

I too am currently renting from a private landlord and I declared bankruptcy earlier this year. My partner and would also like to move to better accommodation, but as my bankruptcy doesn't end until March 2010 there is little chance of getting a flat through the agencies at this time. I had thought about my partner having the flat in his name, however I believe that if you are going to share a flat then they might carry out credit checks on all those who are intending to live in the property. The only other options available from those letting agents who will actually consider bankrupts is 6 months deposit (which is ludicrous) or a guarantor. Either of these options is pretty unrealistic to most bankrupts, unless we have wealthy sympathetic relatives or friends. The fact that I am quite able to pay a realistic rent, even more than I was before bankruptcy, counts for nothing. It really makes me mad when they consider you a risk, even though my credit rating was fantastic before I was bankrupt and I would have had no problem, even though I was in debt up to my eyeballs. It just doesn't make sense.

realistically it would probably be better if any application was made in your partners name if it was to involve a credit check.
have you checked your credit report to ensure that the creditors included in BR have amended the file to show settled or partially settled if not contact them to ask them to do so
