Hi

It looks as though I am coming to the final stages of getting my house back, I was the sole owner of my property and bought the B.I back for £1.00 plus the 450 costs , I have got the permission from my lender to do this, I have signed the paperwork and send it back to the soliciter and have just recieved all the forms back from them. So the last thing I need to do is send back the forms to the land registry, can anyone advise me on costs and how to fill in the forms, my house was valued at 85k and i think this has a bearing on how much i pay , also will i need to pay and ad valorem stamp duty tax . thanks

Thanks for all your help on this, I have all the required forms and am about to attempt to fill them in without the use of a soliciter, looks like i wont have to pay the ad valorem tax due to the value of the property. As I understand it now I own the Beneficial interest in the property and it can no longer be sold by the or, but is there a time limit on filling in the forms to have the land registry title changed back into my name. Hope this question makes sense. By the way the link provided by debtinfo was excellent.

Hi

Ad valorem taxes are typically used in the calculation of stamp duty

A calculation of a sum by reference to a value. The value of a calculation is made in proportion to or in relation to a value. An ad valorem tax is determined by the value of the item taxed, such that the value of the tax changes with variations to the value of the item which is suject to the particular tax.

I am not 100% sure - I have followed the link that was given by Debt info to Martin Lewis` site and if you go along with that, you should be OK

I wish you well and post back as necessary

Richard

I'll bump this one up to the top of the list as I can't help you but I'm sure someone else (Housing?) will be able to.
