hi,can anyone tell me if the valuation on a property with regard to purchasing the beneficial interest is just an estate agents valuation.or does it have to be a full monty valuation.I have received today from my OR the option for someone to buy the beneficial interest but it says i need an independent valuation and i dont know if that just means i ring an estate agent up and ask them to give me a valuation as though i am going to sell the property.

Normally you will need two estate agent valuations. Or you can get a Chartered Surveyors report.

The whole idea is that you want the valuation to be as low as possible, the higher the value the more you would have to pay for the beneficial interest.

Chartered Surveyor may be best, as they can find every fault that will down value a property - it costs though!

With an Estate Agent, tell them you are looking for a fast sale.
