Been trying to get a rented house, the accountant did our reference and said there was no taxable income as we were making a los in our business (self employed) so they then asked for a gaurentor
The only person I have to ask is my mum who is a fostercarer and now they have said she cant be a gaurentor as she doesnt pay tax, and doesnt have an accountant even though self employed.
it would seem you have burned your bridges as far as this landlord / letting agent is concerned.
Try a different landlord or agent and ditch the accountants reference as you clearly won't pass any checks if he is stating you have no income.
How would you pay the rent?
If you would qualify for Housing Benefit and intend to pay in this way you will need to first find a landlord that is ok with this as the referencing fees are money down the drain.
In these situations, it is ultimately the landlord's decision, not the letting agents. I would suggest seeing if you can initiate a direct dialogue with the landlord to see what you can agree.

We just encountered the same scenario - as self employed we drew a salary and made a modest profit - however the letting agents we went through carried out references via MARAS who declined us stating we needed 6 months up front or a guarantor.
Eventualy we found an agent who just wanted a bank reference and 2 personal references - naturally we had to do this prior to going BR or even having an adverse credit score.
Check with agents - some are more understanding than others and do consider there are a great deal of buy to let landlords out there who are desparate to cover their many mortgages.
