Ok so we finally found a suitable house by following the advice on here (Thanks) we haven't told the landlord the full story, as we did previously and was shunned and we were getting know-where.
So would the OR contact our landlord, and if so could we request them not to????
Thanks in advance. |

Hi
if you are already BR there is no reason for the OR to contact the landlord. You are of course obliged to notify the OR of your change of address but the landlords details will not be required.
The purpose of contacting a landlord is to establish that you do, in fact, rent the property, how much the rental payments are, but more importantly to establish if there are any rental arrears, in this case there cannot be any.
And a copy of the rental agreement submitted to the OR would prove the other points.

We are taking the rental on before BR (approx 2 wks before), we wanted secure this before BR, have we don't the right thing?
So when BR we will still have this house we own and the rental, we were planning a slow move between the 2 property's.
So what do you think the OR will do or need?

Hi there,
sorry can't answer your question but just wondered what story you'd come up with for letting agency? We're in same position at moment, just looking for somewhere to rent so we can leave our current mortgaged home. I'm dreading starting the whole process as not sure what they'll want to know or how in depth their questions will be! |

Hi Emdaz,I filled all my SOA on line with my old address which was my current just prior to BR. When court date came I had moved so I just notified them at court. Was bit of pain though cos I had to change all three copies. Good luck Emdaz. you are climbing those rungs of the ladder will be there soon. Good luck.

Hi, we were honest to start with and it didn't bode too well tbh. After speaking to others on here, when we found another property, we just didn't divulge as much, we haven't told this (private) landlord about BR.

The OR will definitely contact your landlord if you are renting as that it what happened in my case. They do this to check on the rental agreement and to verify that there aren't any missing rental payments but if you are moving after you are BR then there shouldn't be a need to contact the landlord.
Even though I provided a copy of the rental agreement and bank statements showing I had paid the rent each month the OR still said they needed to contact the landlord so I don't know if they are obliged to do this. |

We are signing a rental before BR but NOT moving until after BR... will they still contact them do you think?? |

No, they should only contact the landlord to check if there are any missed payments so it should be fine. I would just put your current address on the BR form and then either inform the OR prior to the interview that you have moved, or if you haven't moved before the interview inform the OR once you have moved. |
