Having recieved a letter from the OR regarding buying the beneficial interest the house. When I intially spoke to the lady at the OR office she said that I would need to get 2 Independant valuations, but the letter I have recieved does does specifically state that I get 2 valuations.

Does anyone think I ought to get 2 valuations anyway as I don't want the OR coming back to me if I only get 1. The reason I say this is because I phoned an estate agent on friday and told them my situation exactly and the reasons for the valuation. She told me that if could cost about £150 for the written valuation. Seems a bit steep to me especially if I get 2.

Has anyone any ideas on the best course of action to take in getting these valuations.

hope you are well - if you are free tomorrow lets catch up. There are a number of web valuations that are also helpful but if the house is almost negative then the OR may be happy to accept one independant val

Hello

Sometimes OR will require two valuations but they do need to be recent ones, (this stems from rising property prices in the past not relevant now). I have always advised clients to tell a little white lie to get free valuations. Tell them you have the opportunity of a job in another part of the country and your new employer who is assisting in moving costs requires to see a valuation in writing prior to instructing an estate agent to sell the property. You will mostly find they will then provide this service free of charge if they feel there may be a job out of it.

Did think about that approach, but I feel so uncomfortable not tell the truth even though it will cost me.
